The management of the town hall began to discuss again the several-year-old plan to revitalize Bahok, which includes the expansion of retail space for existing and new entrepreneurs, parking spaces and other options. Small establishments next to the Fryčovická stop now include restaurants, shops, workshops and warehouses. The basis for more efficient use of Bahok was laid years ago, when a simple study was prepared on the possibilities of developing this building. Now this discussion is on the table again, because the need for parking is obvious in this area and, moreover, the current entrepreneurs in Bahok are calling for its development.
The new plan will create business premises for existing entrepreneurs. It is also likely that the building will be raised to approximately 2 floors to create parking spaces for residents of the surrounding streets. It is, of course, an investment that requires a certain return, so part of the parking spaces will probably be paid for. However, at least 1/4 of the parking spaces will be FREE for the citizens of Letňany. The increase of the building will also improve the protection against noise and dust from Tupolevova Street. Residents, especially in Místecká and Nýdecká streets, will have a quieter and cleaner environment for living.
The future of the rampart in Malkovského Street is also related to the development of Bahok. Val was the subject of extensive discussions and various campaigns, which were not always based on sufficient relevant information. This concludes this artificial theme. The rampart is part of the Letňany lentils project, where a car park was designed in the first version of the architectural study. However, it should be noted that the first version of the drawings usually differs significantly from the actual design of the project.
Just as there were changes in Ivančická Street, at the dog lentilka or in the parking lot in Místecká, so the change of the rampart to the parking lot was only in the first design of the architects, but the current opinion of Letňanská radnice is completely opposite:
RMČ supports the preservation of Malkovského Wall, which fulfills a certain protective function of apartment buildings in Malkovského Street and supports the further development of the entire area around the wall as a protective element.
RMČ, as the tenant of land 757/56, will continue to provide consistent care for the greenery on the rampart and its surroundings, including Malkovský’s dog meadow.
See the minutes of the City Council of 15/5/2013.
It was never intended to close the entire rampart and build a large car park instead. On the contrary, the municipality tried to get the land at least for rent, so that the greenery on the wall would no longer suffer and could be restored. After difficult negotiations, the land on the rampart is now under the administration of the municipality until 2032.
With regard to the requirements of the inhabitants of Malkovského Street, which are in accordance with the opinion of the owner of the land – the company CPI Byty a.s. the rampart will be preserved and further work will be done on the effective maintenance of its greenery. Already in November 2012, the Prague 18 City Council approved in Resolution 474/25/12 the intention to build a Malkovský dog meadow next to the rampart, thus clearly declaring its intention not to disturb the rampart, but to regenerate it and get it back to life.
The originally planned referendum on the future of the rampart expires with regard to the current decision of the Letňany City Hall. However, his future will still be on the citizens of Malkovského Street, whose opinion will be heard at any time. If changes in the rampart area are planned sometime in the coming years, it is up to the citizens to come up with an idea of how to continue working with the rampart. Until then, only the greenery will be properly maintained and the Malkovský dog meadow will be operated.
The development of Bahok is planned only after 2014. This year, preparatory work has begun, the output of which will be the basis for further decisions by the management of Letňany City Hall. The investment can be implemented from the municipal budget, but the possibilities of the contribution of the Municipality or cooperation with a private investor will also be addressed.
